Membership Obligations
What is your committment to the Warranty Program?
Once you have become a Member your obligations are actually very simple. First, register each and every home you build with the program. Second, you can expect an onsite building assessment during the construction of the registered home. Third, before the new Homeowners take possession, you need to complete the Possession Certificate with the Homeowners BEFORE you hand over the keys. Fourth, you are providing a materials and workmanship indemnity on the home for the first two years the Homeowners occupy the home.

1) Registering a Home |

Once you become a Member of our program, both Pacific Home Warranty and provincial legislation require you to register every home that you construct prior to the commencement of the project. Our sales representatives will also work with you to complete the HPO home enrollment documentation required for home enrollment. Pacific Home Warranty requires our Members to provide information such as a copy of the building permit, soil test reports (if applicable), the date the contract was signed by the Member and the Purchaser and the proof of insurance (Course of Construction).

2) On-site Building Assessments |

During home construction, Pacific Home Warranty will perform a number of assessments to ensure that you continue to meet the exacting standards of our warranty program. The frequency and type of these inspections is determined by the your tenure with our program and the related experience you have demonstrated in the industry. As a Pacific Home Warranty Member Builder, you are required to build all homes to our specific standards, and our Assessment Professionals will help you through this process.

3) Possession Certificate |
|
When you register a home with the program, we will send you a Possession Certificate for that property. The Possession Certificate is a walk through checklist that you complete with the Homeowner(s) on the day they are ready to occupy their new home. This is to be done BEFORE you hand them the keys. The checklist identifies deficiencies that still require finishing or repair. You are responsible for any deficiencies listed on this form, and both you and the Homeowner must sign and date this document. You and the Homeowner keep a copy for your records and send us in the third copy, either by fax or mail within 7 business days of the Possession Date. This Possession Certificate also gives us the new owner information so we can send them their Homeowner's Manual. This is probably the MOST important step in the warranty process. Please complete these forms in a timely fashion. Your two year indemnity starts with the date listed on this certificate.

4) Two Year Builder Warranty Indemnity |
|
As the home warranty provided is a contract of insurance, the Warranty Insurer is directly responsible for all claims costs under the warranty. As a Member Builder, you are contractually obligated to indemnify (repay) the Warranty Insurer for any of those costs for the first 2 years following the Possession Date. Any and all deficiencies listed on the Possession Certificate are also your responsibility to complete or repair according to the terms and conditions of your Sales Agreement with the Purchaser. Once the two year builder warranty obligation is complete, and there are no outstanding items remaining to the property, Pacific Home Warranty will then release you of your obligations and continue the warranty from that point forward. |
